AWA were appointed for the design of Mechanical, Electrical and Public Health services of a Cat A refurbishment at 39 Tabernacle Street.
Originally occupied as a 15,000sqft of office space, the building was extended vertically, to provide 17,000 sqft, by adding an additional floor level. A new roof terrace/sky garden has also been added at third floor level.
The project comprised a high specification fit out of commercial office space, fully refurbished floor levels from Basement to Third and new Third Floor wing, remodelled reception area with contemporary office space designed to suit a diverse range of occupiers.
The new Mechanical Services system comprise of heat recovery AHU’s at each floor level with high efficiency internal VRV heating/cooling units & external condensers located at roof level. Ceiling mounted slot diffusers are located throughout the office spaces to ensure internal conditions are maintained at all times. Within the new third floor extension the services have been exposed to provide an ‘industrial’ look whilst maximising available floor height.
The new Electrical Services systems comprise of high efficiency LED downlighters towards the perimeter and suspended/recessed LED tubular fittings internally. A new fully controllable lighting system has been provided with PIR and daylighting control to maximise natural light. New fire alarm, disabled refuge and common area CCTV systems have also been provided.
